House items are each item's past cost per heated sq ft × your sq ft. Site work items use the site plan: cost per sf of lot or per sf of driveway × your lot, or a per-lot average. Soft costs are each item's past average per lot. When the estimator's numbers are typed in by hand, every line in that group scales so the group adds up to what you typed. Copy the budget and paste it into Excel or Google Sheets to edit line by line.
What each house item costs per heated sq ft. Past $/sf is the total spent on the item across every included job ÷ their total heated sq ft (a job without it counts as $0), so the column adds up to the house $/sf. Today $/sf applies the price update for the item's price index. For your house = today $/sf × the sq ft in the estimator.
Priced off the site plan. Each item is divided by the quantity that drives it: lot area, driveway area, or one lot. For your lot = today's rate × the lot and driveway sq ft in the estimator, and the column adds up to the site-work total.
"Avg. per lot" counts $0 where a job didn't have the item, so the column adds up to the soft-cost number in the estimator. "When used" is the typical bill when the item comes up.
Change a line's bucket and every average updates. House scales with sq ft. Site (LDP) and Soft are per lot. Taxes and Interest have their own lines. Land, Selling and Excluded stay out of the build averages.
